How rising damp in building is cured

Types of dampness in buildings


There are two types of damp. The first is known as "Rising Damp" and the second is known as "Penetrating Damp". Both types of damp can manifest on any part of a building where there is free moisture. However, Rising dampness is unlikely to be seen more than a meter or so above the ground level.

Both rising and penetrating dampness can cause a secondary problem, known as Black Mould. This mould is fast growing, causes a fail odour. There are other problems associated with dampness in buildings as well.

What causes dampness in buildings


There are many factors that can contribute to dampness in building masonry. Generally, dampness is caused by free water entering the masonry from below the ground through capillary action, it can also enter the masonry from above ground. It does this using several mechanisms, the cause could be a bridged damp proof course or it could be a leaky piece of guttering amongst many other things.  Damp walls can also occur as a result of an internal water pipe leaking or even caused by human activity in poorly ventilated properties.

Cracks / Fissures in Masonry - This will allow the ingress of water into these tiny holes and will go on to cause dampness, the dampness could appear in a different location to what it ebntered.

Bridged DPC - Can be caused by building concrete structures / flower beds or similar such as steps or a patio to close to the DPC, or worse, the DPC can be completely bridged that would cause dampness.

Leaking guttering - The guttering system should be cleaned & maintained regularly to prevent leaks that could lead to penetrating damp. The water could also freeze and thaw several times in a season leading to cracked or worn away masonry that could end up with the total failure of the structure. 

Hydrological processes - The water table in your area could have changed recently cause the foundations of a property to absorb abnormally high level of moisture through capillary action.

Lack of cavity trays - Often when an extension is built or an extra window is added to a building cavity trays are not installed above the lintel, steel RSJ or timber and this causes penetrating dampness.

Incorrectly installed cavity wall insulation - The cavity wall must be clear of any debris before insulating. Even brick ties with excess mortar on them must be cleaned or decommissioned.

Detecting dampness in buildings


Probuilder surveyors use a range of advanced tools to detect dampness in buildings. These tools allow surveyors and technicians to accurately detect the presence and passage of free water within the building. We also have other tools that allow visual inspections of confined spaces and to ascertain atmospheric pressure and humidity. This allows the calculation of the dew point as the dampness could be a result of vapor pressure generated from human activity with the property.

Thermal imaging camera - The thermal imaging camera is used to visually inspect the difference in the temperature of walls, ceilings, floors, etc. Using this device make is it easy to detect cold spots that are typcial point for the manifestation of dampness.

Moisture meter - A small hand held device used in the detection of damp surfaces and detection of dampness underneath an existing surface or covering. They can also detect moisture in wood.
